Cause 1–2: underlayment aging and installation
Underlayment lifespan: felt underlayment under FL tile typically lasts 20–25 years — while the tiles last 50+. When leaks start at year 22, the tiles look perfect and the felt is done. The fix is lift-and-relay: tiles lifted, new underlayment, tiles reset.
Original installation shortcuts: underlayment laps facing wrong, inadequate headlap on low slopes, missing valley metal. These leak from day one in heavy rain and get misdiagnosed for years.
Cause 3–4: broken tiles and slipped tiles
Broken tiles from foot traffic or impacts expose the underlayment to direct UV and water — accelerating its failure at that spot. One broken tile is a maintenance item; dozens of broken tiles signal a roof nearing relay time.
Slipped tiles from failed fasteners or foam adhesive let wind-driven rain shoot straight under the field. After FL wind events, slipped tiles are the first thing we check on tile roofs.
Cause 5–6: flashing and penetrations
Tile-to-wall and tile-to-chimney flashing fails on the same schedule as any flashing — and tile roofs have more of it. Failed pan flashing at walls is a top tile-roof leak source.
Penetration flashings (vents, pipes) through tile are custom details; poorly executed ones leak relentlessly. Each needs tile-specific flashing, not a shingle boot forced into service.
The expensive mistakes to avoid
Never let anyone ‘seal’ a tile roof with coating as a leak fix — it traps moisture and voids the real repair. Never pressure-wash tile — it breaks tiles and drives water under them.
