The timing test
Leaks follow rain: water appears during or shortly after precipitation, at the same spots, in wet weather. Condensation follows temperature and humidity: it appears on cold mornings, in winter, or after heavy indoor moisture loads (showers, cooking, humidifiers) — with no rain at all.
Keep a simple log for two weeks: date, weather, where water appears. The pattern diagnoses itself — rain-linked means leak, cold-morning-linked means condensation.
The location test
Leaks localize: stains cluster below a breach, often near penetrations, valleys, or flashing. Condensation generalizes: moisture across wide deck areas, frost on nail tips, dampness on the north-facing slope — the coldest surfaces.
Condensation also loves bathroom vents terminating in the attic — a Apopka epidemic. If the moisture centers on a vent pipe that ends mid-attic, you’ve found a ventilation defect, not a roof leak.
The appearance test
Leak stains are directional — streaks running downslope, rings marking repeated wetting at one spot. Condensation shows as uniform dampness, surface mold across sheathing, or rust on many nail heads at once.
Musty odor with no distinct stain location leans condensation; a single growing brown ring leans leak. When in doubt, a moisture meter reading during dry weather settles it — wet decking with no rain means condensation.
Why the distinction matters (and what we do)
